· The cost of repairs and upgrades, permits, and plans
· The time it will take to renovate your house
· The predicted “post-renovated” value compared to other similar houses in your neighborhood. Note, most investors are limited by the type of renovation they are used to completing. Unlike most investors, we do it all so we are able to look at all scenarios to determine the highest price we can offer (remodel, add square footage, add an additional house, second floor, rental)
· The cost of realtor commissions to sell the new renovated house.
· The cost of maintaining the house until it is ready to be put on the market (utilities, taxes, mowing, cleaning, insurance, loan payments)
The price of the future “post renovated” house, minus the above costs, helps us determine the maximum offer we make on your house.
